It was in year 2009, when a small family run company called Preco Group s.r.o, which was run by me has decided to purchase a plot of land in Smichov, Prague5, at the intersection of Pod Brentovou and Pod Barvirkou streets. At that time the area full of brownfields and industrial legacy was expected to undergo major development and we were excited for it. Besides that, with the city plan available to us, we were looking forward to the nearing start of construction of a modern building, full of ideas that would bring new technologies into the development of the area, as the town plan allowed us this. That is when the name Mélange Residence has emerged – a mix of modern and progressive with the heritage protected area of Smichov.
Unfortunately, the everchanging political situation in Prague, legislature lacking transparency, speculations of the residents, all these factors influencing an already critical state of the residential market has not allowed for the construction to launch at a planned time.

The results in the territorial proceedings were negative and the management moved from the city council to the municipal council, then back to the city council, the local development commission and the architectural council, and thus all over the place. There were those who did not believe in the development and our positive outlook and have "stood in our way"

During the procedures with the construction permits in 2012, after more than three years of fighting, I decided to go to Germany and take part in projects in Bavaria. It was not an easy decision. I had to start from the very beginning. But it was a successful year, during the territorial and subsequent construction process, we have realized several residential projects in Germany by 2016 and have drawn even more inspiration and experience

In the year 2012 It was a beginning of a new era for the Preco Group s.r.o. company, a partnership with HELIKA Obermeyer a.s., a Czech architectural company, located in Prague with a mother group based in Munich Bavaria. Additionally, the company's technical team with many years of experience in construction and extensive references has been reinforced thanks to other active projects in Prague.

In year 2014 we have managed to make progress in the construction permit process. The light at the end of the tunnel has yet to have emerged, when we received an appeal form the resident initiative group. I had to resolve this in the quickest possible time and with the sinking levels of trust from the investors of the Mélange Residence project. Luckily, I was able to retain a team of investors and fall of the year 2016 has brought us the lawful construction permit. This was exactly 7 years from the land acquisition. This is not a short story, is it?
Immediately that same year, in 2016 preparational works have been launched and in January of 2017 the construction itself has begun. Obviously, this game is played only by the strongest partners such as GEOSTAVBY, Čeněk Ježek, SUBTERRA, SIKO, VETOS, Floor Expert, Pedotherm.

The fact that the launch has dragged on until 2017, has resulted advantageously for the Mélange Residence project!



Why? Because thanks to the experience in Germany I was the first one in this market segment who has offered heated flooring, high interior doors, above standard requirements for acoustic properties of the in-between apartment walls, modern equipment and accessories for parking spaces, such as LPG/CNG as well as the option of charging electrical cars. On top of that minimizing exploitation costs for the Mélange Residence were a must. Entire description of the standards can be found here.

Then the neighborhood showed significant development, in walking distance from the Mélange Residence emerged and continues to emerge more and more public facilities and further infrastructure such as extensive construction of modern commercial projects.

Redevelopment of the Smichov train station has been an enormous advantage for the area, where in year 2018 will start emerging not only on paper but, a new center of Smichov with a wide promenade, like the Na Prikope street, a school and university, an office center, a transport hub connecting metro, train, bus stations and tram. No other neighborhood in the extended center of Prague can offer this vast potential for further development like the Mélange Residence surroundings.

The Mélange – Barvirka project has been led by the OBERMEYER HELIKA a. s. architectural and planning offices since 2012 as an architectural firm (ing. arch. Jaroslav Páleníček) until its final stages in 2017/2018 in a position of the main planner. The company has become a part of the German Obermeyer group since 2007 and has extensive experience in realization of technically challenging projects of wide variety, amongst which are not only shopping centers and administrative building but residential projects as well.

The project is inspired by German functionalism. The overall goal was not extravagant, but timeless architecture, which would perfectly reflect the dynamic and multidimensional modern Smichov and will organically, yet creatively and functionally fill the site. The basic factors for the layout of the site were guided by the urban context, character of the place and the architecture of the area. The design of the house is based on the valuable local building examples and is aimed to blend naturally with its surrounding.

The visible characteristics of the architectural solution are quite contemporary. The strictly designed silhouette of the house is softened by the terrace, protruding floor levels and arches on the third and fifth floors. The liveliness of the southern courtyard is emphasized with the vertically highlighted facade with balconies and terraces.

The construction in limited space required some unusual technical solutions, for example in the form of a static reinforcement of a neighboring building by jet grouting and steel structures temporarily spanning the wall adjacent to the building. The specialists of the OBERMEYER HELIKA put the main emphasis of the practicality and personal comfort of the future residents. They have used an innovative floor heating system with independent heat regulation in each room to achieve not only comfort for every resident of the apartment according to their personal preferences during cold days but also to increase the aesthetics of the living space and create greater variability in the utilization of all the walls clear of radiators.

The excellent transportation accessibility has naturally resulted in higher traffic condensation next to the house, so the future residents will appreciate the high quality, noise cancelling windows, in addition to that there are more conveniences such underground parking with access via car elevator (due to limited space). Storage spaces (cellars) for additional comfort of the residents situated on the ground or right on the same floor as the apartments.
